Keep your irrigation system running efficiently year-round with our comprehensive Sprinkler Maintenance Program. Designed for both residential and commercial properties, this service ensures your system operates at peak performance through every season.

Our standard program includes three annual visits:

Spring Start-Up (Early Spring)

We reactivate your irrigation system, pressurize the lines, and perform a complete system inspection. Our team checks for leaks, adjusts sprinkler heads for proper coverage, sets efficient watering schedules, and makes sure your system is ready for the growing season.

Mid-Year Inspection (Summer)

During the peak of the watering season, we conduct a seasonal adjustment and full inspection. We fine-tune spray patterns, clear clogged nozzles, verify zone operation, and adjust watering times to match weather conditions—helping conserve water while keeping your landscape healthy.

Winter Shutdown (Late Fall)

Before freezing temperatures arrive, we properly shut down your system and clear water from lines and components to prevent freeze damage and extend system life.

Our standard maintenance plan includes three visits per year for residential customers. For large residential properties or commercial systems, we can customize your agreement to include additional inspections or service visits as needed.

I am updating my review due to them reaching out to me to address the issues with communication and performing work well in excess of the estimate. 405 Irrigation repaired 2 zones that were damaged by Mirage Pools and Spas when the built our pool (entirely different story there).  And while they did perform work that exceeded their estimate, they agreed to only charge the estimate amount since they didn't communicate that they were performing work that would result in a significant overage of the estimate, nor did they receive my approval prior to performing the work.  They also weren't as thorough as they should have been with ensuring complete work, but that has also been rectified.  I can't give any more than 4 stars due to the noted issues, but I do feel like after our conversation they will have processes in place to prevent similar issues in the future.
